A Message From leo Wells Wells Real Estate Investment Trust II, Inc., also known as Wells REIT II, enables individual investors to participate in ownership of some of the finest office properties available in the United States today. The Wells REIT II portfolio includes some of the most well-known names in corporate America and properties where thousands of people go to work every day.

Wells REIT II's overall core philosophy is based on a careful, prudent, and disciplined approach to investing with a low leverage (debt) strategy. As a real estate investment trust, Wells REIT II acquires, owns, manages, and develops high-quality, Class-A office and industrial properties in major U.S. markets. These properties are, in turn, leased primarily to highly creditworthy tenant companies that are committed to long-term leases.

As of December 31, 2009, Wells REIT II has more than $5 billion in gross real estate assets and owns 67 properties (85 total buildings) representing over 20 million square feet.
